We were approached by Soho Housing to explore options to increase their number of homes at Hormead Road, utilising underused car parking on the ground floor of an existing housing development.

‍

Facing the Grand Union Canal – on the border of the Royal Borough of Kensington & Chelsea and the City of Westminster – the 1990s development was heavily influenced by post-modernism.

As a linear plot following the canal, we developed designs to create two fully accessible homes across a symmetrical plan occupying the ground floor.

‍

Each unit offers two bedrooms, two wet rooms – including one ensuite - and generous living and dining spaces enjoying waterside views.

‍

New storage space for cycles and bins is provided in an upgraded annex space for residents of the floors above.

By identifying the potential of an underused parking provision, we have managed to provide two fully accessible homes for Soho Housing tenants who will be able to enjoy all the benefits of canal side living.

Having received planning consent in 2023, the project is now on site and will be welcoming its first residents in late 2025.
